Role Overview
This role will drive the development strategy, oversee investment underwriting, and ensure that all projects are commercially sound, risk-adjusted, and execution-ready. The position operates within a structured governance framework and reports directly to the Group CEO, with regular engagement at Board and Investment Committee level.
The role is based in Riyadh with oversight of other regional and international development activities.
Key Responsibilities
- Development Strategy & Platform Leadership
- Design and implement a scalable real estate development framework across markets.
- Establish standardized development processes, governance, and investment controls.
- Translate group investment objectives into a structured development pipeline and asset strategy.
- Land Bank & Growth Pipeline
- Develop and execute a long-term land bank strategy aligned with the group’s investment and development priorities.
- Identify, evaluate, and recommend land acquisition opportunities to build a sustainable development pipeline.
- Lead land feasibility assessments including zoning, title, infrastructure readiness, and development potential.
- Support negotiations and structuring of land deals, partnerships, and joint venture opportunities where relevant.
- Investment Underwriting & Capital Discipline
- Lead end-to-end feasibility analysis including financial modeling, demand assessment, and risk evaluation.
- Present investment cases with clear return metrics, sensitivities, and downside protection scenarios.
- Drive capital allocation decisions aligned with IRR and ROI targets.
- Recommend project entry, exit, restructuring, and partnership models.
- Product Definition & Commercial Positioning
- Define master planning direction, product mix, phasing, and value positioning.
- Oversee pricing strategy, leasing assumptions, sales absorption, and exit planning.
- Ensure developments are market-responsive and aligned with customer demand trends.
- Delivery Integration & Execution Oversight
- Align development strategy with construction and delivery teams to ensure feasibility translates into execution.
- Maintain oversight of budget adherence, timeline performance, and quality benchmarks.
- Evaluate and appoint planners, architects, and specialist consultants.
- Stakeholder & Organizational Leadership
- Build and lead a high-caliber development team.
- Partner closely with country leadership to localize development strategies.
- Provide transparent reporting and investment clarity to senior governance bodies.
- Must Have
- 15+ years of progressive leadership experience in real estate development.
- Demonstrated delivery of large-scale, mixed-use or master-planned developments.
- Strong financial and analytical capability with direct experience in feasibility modeling and investment underwriting.
- Experience operating across multiple jurisdictions and regulatory environments.
- Strong executive presence with the ability to balance strategic planning and delivery oversight.
- Collaborative leadership style with strong stakeholder management capability.
Must Haves
- Senior finance leadership experience within foodservice, food distribution, frozen foods, FMCG distribution, or similar inventory-driven businesses.
- Strong understanding of low-margin, high-volume operating models and working capital-intensive environments.
- Hands-on experience with ERP systems and business intelligence tools.
- Proven ability to challenge pricing, credit structures, and customer profitability while partnering effectively with commercial teams.
- Track record of improving cash cycles, strengthening financial controls, and delivering credible reporting to banks and stakeholders.
- Comfortable operating across both operational and executive settings.
